Kathy began her career at 24 in Pittsburgh, PA, where she sold residential real estate while co-managing the historic Duquesne Brewery — transforming an abandoned landmark into a thriving arts community that became the foundation of today's vibrant Southside district.
Relocating to Orange County, Kathy pivoted into commercial and residential appraisal, spending six intensive years evaluating properties across San Bernardino, Los Angeles, Riverside, Orange, and San Diego Counties for banks, credit unions, and specialty firms. Her production career at Prudential California Realty established Kathy as a consistent multimillion-dollar producer. His concurrent management of 100+ properties spanning multiple states reflects both the scale and operational precision he brings to each assignment.
Dawson's specialization in REO, receivership, and bankruptcy-related assets has made him a trusted advisor to lenders, courts, and institutional investors navigating distressed real estate situations. He has implemented enterprise-level sales and leasing systems for multi-office commercial firms and was an early adopter of remotely hosted real estate information technology — demonstrating a forward-thinking approach to operations that continues today.
His advisory practice encompasses real estate investments, 1031 tax-deferred exchanges, asset management, renovation and rehabilitation strategy, and portfolio restructuring. Steve Patel brings over 40 years of California hospitality industry experience as an owner, operator, developer, franchisor, and top-producing commercial broker — making him one of the region's foremost hotel investment specialists.
Steve leads TGG Realty's Hospitality Division, where his focus is building the firm's limited-service hotel acquisition platform and providing sales, acquisitions, and advisory services across the lodging sector. His hands-on knowledge as both an operator and a broker is a distinctive advantage — he understands what drives hotel performance from the inside out.
Prior to TGG, Steve served as Senior Vice President of CRU Hotels, Executive Vice President of Coldwell Banker Commercial (where he co-created and managed the CBC Hospitality Group as Western Region Managing Director, overseeing 700+ specialists in 100 offices that closed over $15 billion in 2003), and Vice President of CB Richard Ellis Hotel Group. He has also held roles at Marcus & Millichap, Kent Realtors, and as Director of Business Development for technology ventures.
Since 1979, Steve has been active in the hotel and motel industry as an owner, operator, developer, Director of Franchising for a national hotel company, and commercial sales agent. His diverse background ensures clients receive strategic counsel that integrates market, operational, and investment perspectives.
Steve is a graduate of the University of Southern California (BS, Business Administration), recipient of USC's prestigious Best Business Plan of the Year Award, and has received the QE Merit Award for Leadership.
